Brook House, Ilkley
Client: Mr & Mrs Clough
We were approached by Mr and Mrs Clough, the owners of Brook House in Ilkley to construct a new large high specification house. Mr & Mrs Clough had faced significant challenges during the preconstruction phase and were frustrated by the lack of progress. OGL were employed to undertake the first phase of the project, focusing on the shell and core construction.
The site presented significant logistical hurdles due to the size of the proposed house relative to the size of the plot together with the presence of tree protection and the natural sloping of the site, limiting the use of large construction equipment.
Upon commencing the project, OGL implemented a revised construction approach, tailored to the site’s limitations. This involved utilising our civil engineering division to complete the basement structure and working with the design team and supply chain to ensure the most cost effective yet “buildable” solution was implemented whilst maintaining the clients overall vision. A collaborative approach to the costing of the project was implemented whereby OGL, the client and the clients Quantity Surveyors, Shelby Group worked through each work package together scrutinising all subcontractor returns on an open book basis ensuring transparency and mutual understanding throughout the construction process.
OGL have made significant progress within the first 8 weeks of the project. The basement has been excavated, reinforcement fixed, and formwork installed and concrete for the retaining walls has been poured. Works are progressing well on site with the Structural Steel scheduled to be erected in January.
