Bostock Building, Springfield Commercial Centre

OGL Construction was appointed by Gaunts Ltd to deliver The Bostock Building, a major new commercial development at the historic Springfield Mills site in Farsley, Leeds. The scheme provides eight high-quality hybrid commercial units and represents the first new commercial building constructed at Springfield Mills in more than 70 years.

The project was delivered in two principal phases. The first involved extensive reconfiguration of the external areas, including a new tiered car park to increase capacity for existing tenants and the new development. The challenging sloping site required significant retaining-wall construction and the formation of new development plateaus.

The second phase comprised the Design & Build of eight new hybrid commercial units. Each is arranged across two floors, combining ground-floor workshop accommodation with integrated first-floor office space to provide flexible premises for growing businesses requiring operational, storage and administrative functions within a single building.

Each unit incorporates dedicated parking, sectional loading doors and high-specification mechanical and electrical installations. Extensive natural light creates bright and adaptable working environments capable of responding to the requirements of individual occupiers.

The development uses a contemporary material palette designed to complement the character and industrial heritage of Springfield Mills. Steel portal frame construction, insulated composite cladding and masonry façades provide a modern, energy-efficient building while maintaining a visual connection with the surrounding historic mill complex.

OGL worked collaboratively with Bowman Riley, Shelby Group and Gaunts throughout the design and construction process, providing early input into design development, cost planning and buildability before progressing through to delivery.

Officially opened in February 2026, The Bostock Building provides a new generation of flexible commercial accommodation at Springfield Mills, supporting the continued development of the historic site and creating modern premises for growing businesses in Farsley and the wider Leeds region.
