OGL Construction was appointed by Ornamental Trees Ltd to transform an existing agricultural site at Riverview Farm, Otley, into a purpose-built office, warehouse and distribution facility following the client’s successful acquisition of Class Q planning permission.
The project combined the conversion and refurbishment of existing agricultural buildings with new-build accommodation, creating a facility specifically designed around the operational requirements of the client’s specialist horticultural business.
A key consideration was the need to create two distinctly different environments within the development. The office accommodation required a comfortable, thermally efficient environment, while the warehouse areas needed to provide larger open spaces suitable for the storage and cultivation of trees prior to distribution.
Structural Insulated Panel (SIP) construction was incorporated to meet these differing requirements, providing an insulated building solution for the office accommodation while enabling the open operational spaces required by the business.
Secured through a competitive tender process, the scheme was completed in October 2023 and successfully repurposed the existing rural site for modern commercial use.
The completed development provides Ornamental Trees with a dedicated headquarters, office, warehouse and distribution facility tailored to the specific requirements of its growing business.
Form of Construction
Refurbishment and new-build construction incorporating Structural Insulated Panels (SIPs), providing insulated office accommodation alongside open warehouse and operational space designed for tree storage and cultivation.
Key Delivery Outcome
Successful transformation of an existing agricultural site into a purpose-built commercial headquarters and distribution facility, combining refurbishment and new-build elements to create contrasting office and operational environments around the client’s specialist requirements.
