OGL Construction was appointed by Redbrick Yorkshire Ltd to redevelop the former Variety Club overflow car park on Bradford Road, Batley, creating Frontier Business Park and more than 15,000 sq ft of new commercial accommodation.
The project comprised the construction of two purpose-built commercial units on a challenging brownfield site. Historically associated with the former Batley Variety Club, the previously underutilised land was transformed into modern commercial space capable of supporting specialist leisure and family-focused businesses.
Ground conditions presented one of the principal engineering challenges. Exceptionally poor underlying ground required a specialist foundation solution incorporating more than 1,400 metres of steel tubular piling to provide the structural support required for the new buildings.
The completed units provide large, flexible single-storey commercial spaces capable of adapting to specialist occupier requirements. The development is now occupied by SWIM! Batley and The Little Town of Play, demonstrating the versatility of the accommodation beyond traditional commercial and industrial uses.
SWIM! Batley incorporates a purpose-designed children’s swimming facility with an 18m x 7m heated pool, changing facilities, reception, warm-up area and air-conditioned viewing lounge. The neighbouring unit accommodates The Little Town of Play, providing a complementary family leisure use.
Completed in October 2021, Frontier Business Park successfully regenerated an underused brownfield site to provide more than 15,000 sq ft of new commercial accommodation supporting two specialist leisure operators.
